Location:              ± 16.54-acre parcel on the west side of Niles-Cortland Road SE, approximately 225 feet south of Eastwood Mall Boulevard.

Zoning:                 C, Commercial.

Requests:             Variances from the following sections of the Howland Township Zoning Resolution:

  1. Section 17.07(B) Off-Street Loading Areas- Variance to allow a reduction in the number of off-streetloading/unloading facilities to seven, from the required eight.
  2. 2.       Section 10.04(B)(1)(a) Permanent Signs; Wall Sign- Variance of 161.55 square feet to allow 829.8 square feet of wall signage to be placed on the front wall of the building.
  3. 3.       Section 10.04(B)(1)(c) Permanent Signs; Freestanding Sign; Maximum Sign Height- Variance of 3.25 feet to allow construction of a freestanding sign 21.25 feet in height. 
  4. Section 10.04 (B)(1)(c) Permanent Signs; Freestanding Sign; Maximum Sign Face Per Side- Variance of 147.92 square feet to allow 257.92 square feet of sign face (per side) on the proposed freestanding sign.   
  5. Section10.06(C) Prohibited Signs; Electronic Message Signs- Variance to allow an electronic message sign on the proposed freestanding sign.
