NOTICE OF MEETING

HOWLAND TOWNSHIP BOARD OF ZONING APPEALS

September 18, 2025

 In accordance with the provisions of the Ohio Revised Code, Chapters 519.13 – 519.15, the Howland Township Board of Zoning Appeals will hold a public meeting regarding the following cases in the hearing room at the Howland Township Administration Building, 205 Niles-Cortland Road NE, Warren, Ohio, 44484.  Case 25-A-06: Variance Request – Parcel 28-451600, Address: 4378 Victoria Terrace, Warren, OH 44484.

 Location: One parcel totaling  0.22 acres on the south side of Victoria Terrace. Zoning: Single Family Residential (R-1).

 Request: The applicant requests the following variance from the Howland Township Zoning Resolution:

 Section 6.4  (D) (3) Where the one hundred year floodplain is wider than the minimum riparian setback on either or both sides of a designated watercourse, the minimum riparian setback shall be extended to include the outermost boundary of the one hundred year floodplain as delineated on the flood hazard map(s) for the affected area provided by FEMA. If a FEMA defined floodplain does not exist for a designated watercourse, Howland Township may require site specific floodplain delineation in conformance with standard engineering practices and approved by Howland Township. Any costs associated with reviewing this site-specific floodplain delineation may be assessed to the applicant.

 The applicant requests a variance to install a 60' x 60' fence on the property, which is located partially in the one-hundred-year floodplain.

 Case 25-A-07: Variance Request – Parcel 28-903356, Address: 0 East Pointe Drive, Warren, Ohio 44484.

 Location: One parcel totaling  2.25 acres, situated on the north side of East Pointe Drive. Zoning: Single Family Residential (R-1).

 Request: The applicant requests the following variance from the Howland Township Zoning Resolution:

 Section  4.5(A), (2), (b), (i) USE-SPECIFIC REGULATIONS, (A) Accessory Uses and Structures, (2) Development Standards, (b) Detached accessory buildings, (i) Location. Shall be located in the rear yard only, except those accessory buildings without walls, such as pergolas, gazebos, and arbors, which are permitted in a side yard.

 The applicant requests a variance to construct an accessory building (Garage) in the side yard.
